Any advice on how to contract out plumbing, electrical and general maintenance repairs for apartments?

I manage 67 apartment units and have all janitorial/housekeeping issues covered, but I'd like to contract out for the mechanical repairs. Any suggestions on how to do that so there won't be surprises when the bills come? I'm thinking there would be a need for multiple contractors to handle specialized repairs (i.e. plumbing, electrical, etc.)Any advice on how to contract out plumbing, electrical and general maintenance repairs for apartments?

If all the units are under one roof, it makes it easier to supervise the repairs personally.





You can always request a written quote beforehand, and specifiy in the contract that final bill will not exceed quote by 10%, or something like that.





Just look for licensed professionals in the yellow pages.

My son owns his own construction company %26amp; I know he writes a contract up for the work you would need done %26amp; then you agree to it %26amp; he spells it all out. He puts what work will be done, when it will be done by, how much it will cost. Then he gets a certain amount down, %26amp; a certain amount at different intervals. When you e-mail remind me what question was about.
Either establish accounts with multiple specialty contractors or find a ';facilities maintenance'; contractor that handles all (in truth, most of them do it by subbing out the various specialty trades).
Just call three different companies that perform the same duties and get a proposed hourly rate. Plumbers and electricians are expensive, In CA I pay $95 per hour for plumber and $45 for electrician. Dont get a fly by night company, get somebody who is reputable in your area. It will save you alot of headaches down the road.
